Are You Ready for the New EPC Rules? What Landlords Need to Know
Energy performance is becoming a hot topic in the rental sector — and upcoming changes to EPC (Energy Performance Certificate) rules could affect thousands of landlords across the UK.
Although the government has recently scaled back its proposals, it’s still important to understand how EPC regulations are evolving — and what you can do now to future-proof your property.
What Are the Current EPC Rules?
Right now, any property being let privately in England and Wales must have an EPC rating of E or above. This has been the case since April 2020, and applies to both new and existing tenancies.
If your property has an F or G rating, you cannot legally let it out unless you’ve registered an exemption.
What Was Going to Change?
Earlier proposals from the government included:
- Raising the minimum EPC rating to C by 2025 for new tenancies
- Extending the deadline to 2028 for existing tenancies
- Potentially increasing the maximum spend cap to £10,000 per property
These plans have now been delayed indefinitely following the government’s Net Zero policy adjustments in late 2023. However, it’s widely expected that improvements will still be required in the coming years.
Should Landlords Still Upgrade?
Yes — and here’s why:
- Energy-efficient homes are more attractive to tenants
- They help reduce tenant bills, improving tenant satisfaction and retention
- You’ll stay ahead of future legislation
Plus, many improvements (like insulation or low-energy lighting) are eligible for government funding or green finance options.
What Can You Do Now?
If your property is currently rated D or lower, it’s worth getting ahead. Start by:
- Reviewing your current EPC report and checking the recommendations
- Getting a quote for cost-effective upgrades like loft insulation or double glazing
- Speaking to a local lettings agent (that’s us!) about how it may impact rentability
